The Mechanical Section Head of the multifunctional complex Abu Dhabi Plaza in Astana is
  • Accountable for managing and controlling all Mechanical works, and ensure the assets delivers and meets PPM targets.
  • Ensure that related subcontractors delivers its Maintenance within the schedule and in proper way.
Responsibilities:
  • Administers and maintains mechanical systems (HVAC, Chilled Water, ETS Primary & Secondary circuits, LPG, Domestic Water, Fire Fighting, etc.) – including Third Parties / Subcontractor’s Maintenance.
  • Arrange, organize, maintain related systems in accordance with existing OMM, best practice in the related fields.
  • Ensure timely preventive, scheduled, unscheduled, reactive technical repair work with preparation of necessary technical documentation for mechanical works.
  • Ensure preparation of applications and necessary calculations for purchase of mechanical equipment, materials, spare parts, to get in timely manner invoices from heating supply municipality suppliers and register the consumption on their server.
  • Performs local administration and operations functions as appropriate in accordance with standards, policies and procedures.
  • Participation in the development of measures to increase the efficiency of energy resources use, reliability and efficiency of power plants operation, accident prevention, creation of safe and favorable working conditions during their operation.
  • Assist in planning of technical repair works and control of terms of their performance by line personnel. Ensure timely quality repair of equipment and systems.
  • Ensure serviceable condition, trouble-free and reliable operation of serviced mechanical systems.
  • Preparation of task orders, tolerances, certificates of work performed, defective statements on repair of internal networks and building elements.
  • Control over compliance of utility consumers with their obligations under contracts of hiring, rent, maintenance, distribution, etc.
  • Organization of reception and registration of applications from owners, residents and tenants for elimination of faults in building elements, drawing up a list of required maintenance and repair work, maintenance of repair work records.
  • Acceptance of new and repaired systems, buildings and equipment with mandatory fixing of discrepancies for subsequent handover to the customer's representative.
  • Daily by passing and ensuring daily control by responsible persons of the serviceability of mechanical systems, mechanical equipment, reasonable and economical use of natural resources.
  • Develop and submit for approval instructions, plans, action algorithms, responsibility matrix, logs, checklists and other maintenance documentation.
  • Development of proposals for measures to improve processes at the entrusted site, life cycle cost optimization, real estate operation efficiency analysis.
  • Inform management of any deficiencies in the operation of facilities and measures taken to eliminate them.
  • Arrangement of proper storage and storage of the material, equipment and inventory arrived at the object.
  • Ensuring that employees observe production and labor discipline, proposing disciplinary penalties for violators.
  • Infrastructure assessment, operational audit, technical certification (system-based), informatization and automation of operational processes.
  • Study of working conditions of systems and equipment, separate units and parts, development and implementation of measures to prevent unplanned stoppages of equipment, extension of service life of units and parts, between-repair periods, improving the safety of equipment, increasing its reliability in operation, the organization of specialized repair.
Requirements: RELATED YEARS OF EXPERIENCEMin of: 6+ years of experience in related Mechanical Works, management of Mechanical teamTECHNICAL AND INTERPERSONAL SKILLS- Experience in mechanical scope management in a large public facility (event, shopping, hotels), preferably within Kazakhstan.- Strong functional knowledge of HVAC systems, as well as for specific systems like LPG, Fire Fighting, Foam.- Strong functional knowledge of RoK SNiPs, Norms, Rules.- Knowledge of English is a MUSTQUALIFICATIONBSC in Mechanical/Energy/Engineering or Masters in Mechanical/Energy.Аренда(субаренда) и эксплуатация арендуемой недвижимости.
